A.) Buyers' Agent:

Explain our primary role and responsibility as a Buyers' Agent or Dual Agent in the transaction.

Explain thoroughly the whole process of buying and what to expect from the bank, mortgage broker or mortgage lender on how to get an approval. (Pre-qualification Process)

Enumerate the different professional team members and their respective roles in the transaction such as: Lawyer, Home Inspector, Mortgage Consultant, Appraiser, Insurance Agent and others.

Familiarize the Buyers with the areas of preference such as: schools/special learning institutions, church or house of worship, mass transportation accessibility to NYC, shopping areas, banks, recreational facilities, proximity to the hospitals and cultural activities.

Accompany the Buyers during home inspection. When the formal report comes, discuss and analyze possible solutions to the problems that need to be corrected prior to a meeting with their lawyer.

Advice and provide checklist of things to do prior to moving in such as: dependable movers, qualified cleaning specialists, reputable home improvement companies, facilitate service connections to utility companies and others.

Provide personalized service that doesn't end at the closing.
B.) Seller's Agent:

Explain our primary role and responsibility as a Sellers' Agent or Dual Agent in the transaction.

Prepare a thorough market analysis to determine current market value of your property.

Explain the advantage of MLS exposure. (within 24 hours we enter into the system for exposure to various participating brokers and sales agents.)

Upon listing we advertise your home on a regular basis in various newspapers, publications and on the Internet.

Update the Sellers regarding feedback from different agents and buyers. Also inform the latest activities of the market on a regular basis.

Offer regular open houses to provide maximum market exposure to the public.

Suggest the best ways to present your home in order to get the highest sales price.

Market the property to the neighborhood and prospective clients (mailing, phone calls).

Assist in any relocation process.
